Introducing

Home Renovation and Repair in Clear Lake and Greater Houston

Simien Construction is the renovation team inside Simien Properties, a Webster, TX real estate firm. We coordinate roofing, remodels, flooring, paint, and six other trades through one point of contact, for homeowners getting ready to sell or upgrading to stay.

Before You Spend

Should You Renovate Before Selling, or Renovate to Stay?

It depends on how long you plan to live there. If you're selling within a year or two, spend on repairs and cosmetic updates that buyers notice and inspectors flag, because those recover more of their cost than large remodels. If you're staying, the math shifts toward the projects that make daily life better, even when they won't pay back dollar for dollar.

Selling in the Next One to Two Years

Fix what will come up in the inspection, then refresh what shows up in listing photos. Avoid layout changes and highly personal finishes.

  • Interior and exterior paint
  • Roof repair or replacement
  • Consistent flooring through common areas
  • Minor kitchen refresh: fronts, counters, fixtures

Staying for the Long Term

Put the budget into the rooms you use every day and into materials that hold up to Gulf Coast humidity and storm season.

  • Full kitchen and primary bath remodels
  • Opening walls or adding space with new framing
  • Covered patios and decks for outdoor living
  • Built-ins and carpentry around how you live

Most contractors can only tell you what it will cost.

Planning a Renovation

What Clear Lake and Houston Homeowners Ask Before They Renovate

Straight answers to the questions that come up at almost every first walkthrough.

What does Simien Construction do?

Simien Construction handles home renovation and repair for homeowners in Clear Lake and Greater Houston. Services cover roofing, framing, siding, decks, patios, tile, carpentry, remodeling, painting, and flooring.

It operates inside Simien Properties, so the same firm can help you decide which projects are worth doing before a sale and then coordinate the work.

Which renovations recover the most cost when you sell?

Smaller, targeted projects usually recover more than large remodels. In the 2025 Cost vs. Value Report, a minor midrange kitchen remodel recouped 113% of its cost on average nationally, while a major midrange kitchen remodel recouped about 50%.

The NAR 2025 Remodeling Impact Report points the same direction: the projects Realtors most often recommend before listing are painting the entire home (50%), painting one room (41%), and new roofing (37%).

Is a kitchen or bathroom remodel worth it before selling in Houston?

A kitchen refresh often is; a full gut remodel usually isn't, if the only goal is resale. Keep the layout, update cabinet fronts, counters, fixtures, and lighting, and you get most of the visual change at a fraction of the cost.

Bathrooms follow a similar pattern. Remodeling professionals in the NAR 2025 report estimated about 50% cost recovery for a bathroom renovation, so before a sale, fix leaks, grout, and dated fixtures rather than rebuilding the room. If you're staying, a full remodel is a quality-of-life decision rather than a resale one.

Should I repair or replace my roof before selling?

Address it if the roof is likely to be flagged in a buyer's inspection. New roofing was the third most-recommended pre-listing project among Realtors in the NAR 2025 report, at 37%.

A repair is often enough when the damage is limited. If the roof is near the end of its life, replacing it before listing can remove a common negotiating point. We can help you weigh both options against your timeline.

Can I use Simien Construction if I'm not selling?

Yes. Simien Construction was set up for homeowners improving a home for sale and for those upgrading it for long-term living.

What areas does Simien Construction serve?

Clear Lake and Greater Houston, working from the Simien Properties office on Bay Area Blvd in Webster. Recent projects include homes in Clear Lake and Pearland.
